Tile Roof Cleaning & Sealing in Madeira Beach
Concrete and clay tile do not need softening. They need a proper clean and a clear seal, which slows how much water they soak up and how quickly the stains return.
Tile is a different job
Shingle treatment and tile sealing share a ladder and not much else.
Tile cleaning & sealing
- Made for concrete and clay tile
- Removes staining, algae and grime
- A clear sealer that slows water absorption
- Helps the tile face resist surface wear
What it is not
- The oil treatment we use on asphalt shingles
- A fix for cracked, broken or slipped tiles
- Re-laying or replacing tiles
- A promise about how long the tile will last
Why tile needs sealing on the beaches
Concrete tile is porous. In a warm, humid place like the Pinellas barrier islands it takes on water, holds it, and gives algae and mildew a surface to cling to. Clay tile tends to fare better but still gathers staining and grime.
A clear sealer cuts down how much water the surface absorbs. That slows the staining and the gradual wear on the face of each tile.
Concrete or clay
Concrete tile
The more absorbent of the two, so it tends to show staining sooner. Cleaning and sealing are aimed squarely at that.
Clay tile
Denser, but its surface still collects grime. We clean it with care and seal it the same way.
How a tile roof is done
Look and price
We check the tile, point out any cracked pieces for a roofer, and give one figure.
Protect
Plants, pool areas and paving below the eaves are covered.
Clean
The tile is washed at low pressure to lift staining and growth without scuffing the surface.
Seal
Once the tile is dry, the clear sealer goes on evenly across every slope.
Tile roof looking tired?
On the call, mention concrete or clay and whether the staining is light or heavy. The figure comes once we have seen the roof in person.
