When the roof comes up in a sale
Sellers sometimes want an aging shingle roof dealt with before the listing goes live. Buyers sometimes see the roof called out in the inspection findings and want to know where they stand. Both sides land on two points. Can this roof take a treatment, and what is the figure?
We answer it with an assessment. If the shingles are sound, you get a firm price you can put on the table while terms are still being settled.

What treatment does
- Restores some pliability to dried-out asphalt shingles
- Helps the shingles hold on to their granules
- Extends shingle life by 5 to 7 years on a sound roof
- Leaves the existing roof in place, with no tear-off
What we will not promise
- That a later inspection will go a particular way
- That a lender or insurance company will sign off on the roof
- That the sale price will move
- A fix for leaks or damage (loose or missing shingles go to the tune-up)

Who should pay for the treatment?
- That is for the buyer and seller to settle between them. We give one firm figure, and the parties decide who covers it.
Can it be done before closing?
- That depends on the weather and on whether the roof needs prep first. We give you a likely date along with the price.
Will you explain it to the other party?
- Yes. We describe what we found and what treatment does, in the same plain terms we use with you. The decision stays with the people in the sale.
